10. Remodel



Upstairs Bathroom



Before

 
 
Rotten floor joist from old leaky toilet - New subfloor on sistered 2x12” floor joist  

At some point, the toilet leaked and rotted the subfloor of this bathroom. This was the main impetus for the remodel. A previous owner cut out the rotten subfloor and added new subfloor on top of it without fixing the rotten joist. To account for the now higher floor height, they replaced the cove tile with a shorter tile that didn’t match the rest.
 

  Broken or mismatched colored tiles were removed and replaced

 


 
The bathroom had a lot of moisture problems due in part to not having proper ventilation - I added a vent fan through the roof to fix this.





Basement Bathroom

Drywall removed, insulation added

 
Mildew resistant drywall added - The original tub and tile were left as is - Added lights in the shower

 
Since this is a basement bathroom, I added electric heated floor


Reconstituted quarter-sawn walnut floating vanity I designed and built


Still need to get some nice finished photos... 



Basement Closet


  
Basement ‘dungeon’ closet underneath the front porch - I needed a basement utility/bedroom closet -  Spray foam insulation prevents moisture buildup on the underside of the corrugated steel decking above.
